This document is written for the architects, engineers, designers, contractors, and craftspeople who dedicate their professional lives to the art and practice of building private residences. It is written for those among us who believe that something extraordinary is possible in this industry — and who are ready to help bring it to life.

What follows is a vision for two ventures — Private Residence Construction and Rachael — that together represent a reimagining of how our community collaborates, how our projects are delivered, and how the people who do this remarkable work are recognized and rewarded for their excellence. 

THE WORLD WE KNOW

At its best, private residence construction is an act of profound collaboration. An architect dreams. An engineer makes the dream stand. A designer gives it soul. A builder gives it substance. And at the center of it all sits a client — a family — entrusting their legacy to a constellation of extraordinary talent.

This is the beauty of our work. And most of us entered this profession because we felt that beauty and wanted to spend our lives in service to it.

Yet the industry as it often operates betrays that promise. Relationships are fragmented. Information is hoarded. Incentives are misaligned. The architect doesn’t fully trust the contractor. The contractor resents the designer’s changes. The client is caught between them — anxious rather than excited, suspicious rather than confident. And the extraordinary people who do this work — the project managers, the superintendents, the master carpenters — are too often treated as interchangeable labor rather than as the artists and leaders they are.

We looked at that reality and saw not just a problem to solve, but a world to build.

PRC / THE PRACTICE

Private Residence Construction is a general contracting venture in the niche market of building high-end commissioned private homes. But to describe it that way is to miss the point. PRC is a proposition about what construction could be when you redesign it from first principles.

A Team That Speaks Both Languages
PRC recruits its project managers from the architectural, engineering, and design community — professionals who have practiced on the design side before crossing over to the construction side. This means the people managing and supervising the construction of a home speak the same language as the people who designed it. The translation layer that causes so much friction in our industry simply disappears.

PRC’s project teams don’t just understand design intent. They share it, because they come from that world.

A Process Built on Trust
PRC has developed a sequential process management system that guides every project from the first confidential conversation through preconstruction and construction to completion. Each stage is documented, transparent, and collaboratively managed. The client is never buying a black box. They are being invited into a process designed to replace anxiety with confidence, opacity with clarity, and transactional distance with genuine partnership.

At the heart of PRC’s financial architecture is a radical idea: twenty-three people at the leadership and management level of each regional operation share equally in the profit the team creates together. The principal executive who secures a project, the project manager who orchestrates its delivery, and the superintendent who directs every detail of its construction — they each receive the same profit share. This is not a compensation strategy. It is a statement of values. It says: everyone who touches this work with excellence deserves an equal seat at the table of its rewards.

PRC’s compensation model draws from four distinct revenue streams — fee overhead, fee profit, production project requirements, and carpentry labor margin — each mathematically tied to production activity. No one’s compensation is arbitrary. As the practice grows, every participant’s prosperity grows with it.

A Structure Designed to Scale
PRC’s flagship operation launches in Northern California across three distinct markets — San Francisco and Marin, the Peninsula to Carmel, and Napa and Sonoma Wine Country. Each area team comprises forty professionals: project managers, administrators, superintendents, and skilled carpenters and laborers. The model is designed to replicate across five national regions, ultimately serving the country’s premier residential markets from coast to coast.

At full regional capacity, each of PRC’s three Northern California area teams will manage thirty million dollars in annual production, generating eleven and a quarter million dollars in fee revenue across the region. The organizational structure, the financial model, and the operational systems are already in place. What PRC awaits now is its founding leadership team.

RACHAEL / THE NETWORK

If PRC is the practice of this philosophy, Rachael is its connective tissue.

Rachael is a private, subscription-based professional network built exclusively for the residential design and construction community. It is not a directory. It is not a marketplace. It is a purpose-built platform that understands how our world actually works: project by project, relationship by relationship, community by community.

Project-Based Professional Discovery
On Rachael, professionals are connected through the work itself. An architect in Marin can discover which specialty contractors delivered exceptional results on projects in their area. A designer exploring Wine Country can identify which engineers have active work there. The network is organized around the thing that matters most in our industry: the projects, and the professionals who bring them to life.

Geographic Intelligence
Rachael’s access model is built on a foundational insight: private residential construction is intensely local. Members can view projects and professionals in the areas where they have active work. This keeps the network rooted in the relationship-driven reality of how residences actually get designed and built, while preventing the dilution that plagues generic platforms.

A Network by Practitioners, for Practitioners
Rachael is not built by technologists observing the industry from the outside. It is built by practitioners who live and breathe this work every day. PRC’s founding principals serve as Rachael’s market leaders — actively building within the ecosystem the platform serves, validating its value through their own professional practice.

STREAMING IN UNISON

PRC and Rachael are not two separate ventures that happen to share leadership. They are two expressions of a single vision, each essential to the other.

Every project PRC performs generates relationships, data, and validated professional connections that enrich Rachael’s network. Every member Rachael attracts — every architect, designer, engineer, and specialty contractor who joins the platform — becomes a potential collaborator on a PRC project.

The Business Development principal cultivating AED relationships for PRC is simultaneously building Rachael’s membership base.

The Project Management principal generating project timelines, budgets, and performance data is simultaneously populating Rachael’s project intelligence layer.

The Project Supervision principal developing specialty contractor relationships and quality benchmarks is simultaneously building Rachael’s trade validation system.

As PRC expands from Northern California to five national regions, Rachael’s network expands with it — seeded by real relationships, validated by real project performance, and led by principals who have earned their credibility on both sides.
